Though I mentioned it in a subtle way earlier, I’ve been working on a new project. This time, my new real estate wholesale website.
I thought it would be easy, after all, it’s not my first website, and it’s not my first real estate website elderly. The last one I was able to rank #1 on some competitive terms in just 14 days.
It’s been a bit more difficult this time. I’ll explain that in a minute.
But first…
Creating a New Real Estate Wholesale Website
Creating a website can seem like a daunting task. One of those things you put on your to-do list, but then push it back month after month.
I get it. It’s hard. Sort of…
If you did everything yourself, it would be hard. But I used a service called Investor Carrot which really simplifies the process.
So instead of having to compare good hosting, get the best plan, install wordpress on the backend, find out your plugins, get a good theme, customize all the options, design the website structure , pay attention to seo…. the list goes on, but you get the point.
Instead of doing all that, Carrot takes care of that for me.
It’s perfect for me because I spend a lot of time, right? here at IdealREI.com doing all of that. I don’t have time to do that on other sites. So, I let Carrot take care of that so I can focus on the content.
It’s that simple to set up.
First, head over to Investor Carrot and choose the plan that works for you . Probably Core or Pro plans, depending on how many sites and features you want.
Enter your information there and click next. After a few clicks, you will reach this screen.
Choose a site to attract motivated home sellers. I already have IdealREI to build credibility and I have a strong investor network so I don’t need a cash buyer site.
There are more options so take a look at them all and find out which type suits you best for your needs.
Next, you’ll need to point your domain name to your carrot site. It’s super easy, it only takes about 15 seconds. Just follow these simple instructions:
Now your setup is complete! Pretty easy right?
Now, you can go ahead and start editing your content, graphics, colors etc . If you like. You don’t need to do this yet, as the whole site works out of the box.
But I chose to differentiate my site from the competition a bit. Just click “layout” on the left side of the dashboard and you’ll be taken to this screen:

Grow my new wholesale website
My original plan was to rank this on the first page of Google with the term “sell my house fast” in Dallas and get it done within 30 days.
I started in the first few days of July…then I basically left and did no work at all.
…and basically doesn’t exist in the search results.
Pretty bad, right? The site is basically forgotten by Google.
I did some thinking and came up with the following conclusions:
- 1My website is still in the “sandbox”
- 2There is MUCH more competition in Dallas than in Central Mass (where my first site was)
- 3I have not created any content since I created the site
The Sandbox
When you search for something on Google, you want to receive good quality, reliable information to satisfy your query.
So the theory goes that Google has a kind of “cooling off” period where new websites are “held on hold” while Google takes some time to evaluate the site and content.

It makes sense because it would seem strange if a new site suddenly ranked above other sites that have ranked well for months or even years.
There’s nothing you can do about it. sandbox, but you can read more about it here.
Once a few more months have passed, I’m sure I’ll be out of any kind of sandbox and will be able to rank better.
Competition
In my old market, there might be 15-20 websites to compete with. Here in DFW there are probably hundreds of other wholesale websites.
So my website has to be extraordinarily good to compete against them.
In addition, many of these sites will have backlinks and some authority. My site is very new, and while I’ve been able to create a link or two, it’s not much.
I want to speed up the process!
Building links quickly
There are many ways to get links. Guest blogging, direct outreach, or link buying (not recommended) are all ways to get them.
There is also a way that takes a bit more time but can really pay off.
It’s where it finds an expired domain that already has links to it, then redirects you to your site.
The benefit is that this was (hopefully) a legitimate site with legitimate links that helped you find rank on Google. The downside is that it can take a long time to find these links.
I won’t go into detail in this article on how to find them, but I was able to find the perfect candidate. It’s another real estate website (check that link) that has links but was out of date. So, I bought it.
Still waiting for the links and everything to be detected and accounted for. But hopefully it will give the site a good position in the rankings and maybe even get it out of the sandbox faster.
Content Creation
I’m going to write for the least one article a week there for the next several months to help you build some authority in the eyes of Google. By posting great content on a regular basis, I hope Google sees you as a trustworthy website worth ranking for.
